Zoning

The following zoning authorities are the St. Johns County, The City of St. Augustine, and The City of St. Augustine Beach municipalities.

The St. Johns County zoning board reviews all re-zoning, and major and minor modifications to existing Planned Unit Developments (PUDs), reviews all land development applications under the Development Review Committee, and also reviews land development applications for consistency with the Comprehensive Plan.

St. Augustine's Planning and Zoning Board (PZB) meets the first Tuesday of each month at 2 p.m. in The Alcazar Room at City Hall, 75 King St.

Each of the seven members of the board are appointed by the City Commission for a three year term and no member may serve more than two consecutive full terms.

The PZB may grant zoning exceptions and variances as provided in the zoning code ordinances, hear appeals of any decision of the Planning and Building Department and recommend to the City Commission the rezoning of land or changes to the Comprehensive Plan.
